How to use social media to retain residents

Retaining residents is no easy feat. Any property management company knows this. We recently dove into a few important tips and tricks property manager’s need to have in their marketing arsenal (or marketarsenal) to effectively and efficiently retain residents while increasing their property’s awareness to attract new residents. Sure, we covered the staples like:

  • Be a neighborhood evangelist
  • Be strategic
  • Be visual
  • Implementing a blog
  • How to build and nurture your online community

But to dive deeper into resident retention via social media, let’s take a look at a few additional methods property managers should be employing.

Before we start throwing out getting into the how let‘s look at the who.

Social Media Demographics

Across some of the most popular networks, we can see the following stats:

Facebook

  • 88% are between the ages of 18-29 years old
  • 84% are between the ages of 30-49 years old

Twitter

  • 36% are between the ages of 18-29 years old
  • 23% are between the ages of 30-49 years old

Instagram

  • 59% are between the ages of 18-29 years old
  • 33% are between the ages of 30-49 years old

While these general stats are a good starting place, not everyone across these networks is looking, specifically, for places to live, etc. However, did you know that 65% of renters look at online reviews and ratings to help their search? And not to get too into the weeds with percentages and the like, but 88% of consumers trust online reviews as much as personal recommendations. So if 65% of people are looking for their next place online and basing that decision on reviews, and 88% of that 65% trust those reviews, it looks a little something like this: 

Monthly active users (across Facebook, Twitter, Instagram

  • 327.6M
  • 327.6M active social users X 65% using social/reviews to find new places  = 212.9M
  • 212.9M using social/reviews to find new places X 88% trust those reviews = 187.4M

That’s potentially 187.4M monthly social users not only looking for reviews to help guide them as to where to live but also listening to and acting on them.
